Every room was rebuilt in 2019. Every window opens. Every bed is a New Zealand-made pocket-spring mattress, and every one of them is replaced on a seven-year cycle, which is the sort of thing we would rather tell you than have you find out.

01 — How the floors work

North-east for the harbour, south-west for the quiet

There is no bad side of this building, but there are two very different ones, and it is worth choosing on purpose.

The harbour rooms have the view and, in a strong southerly, the weather against the glass. The city rooms face Mount Victoria and the town belt, and are the ones we give to light sleepers.

Guest floors run from level three to level eight, with the Southerly Suite alone on level nine beside the restaurant. Corridors and lifts sit on the sheltered side of the plan, so no room shares a wall with a lift shaft. Rooms ending in 04 and 05 on each floor are the corner rooms; rooms ending in 12 are the ones with the connecting door, and we hold those for families.

Housekeeping works from the top down, which means the earliest ready rooms are on nine and eight and the latest are on three. If you are arriving before two and want a room the moment you walk in, say so when you book and we will put you high.

What each one is, and how many there are

Rates are the lowest we publish, per room per night, GST included. They move with the season and with what else is on in the city.

City Classic

The smallest room in the house and the one we are least apologetic about. Queen bed, a desk with two power points and a proper lamp, a walk-in shower, and a window onto the green wall of the town belt. On a wild night this is the room to be in.

Harbour Classic

The same plan turned to face the water, with two metres more floor and a window seat built into the sill. You get Matiu / Somes Island, the Eastbourne lights, and the Picton ferry going out at 8:15 and coming back in the early afternoon.

Oriental Superior

King bed, an armchair by the window that people actually use, and a bathroom with a bath as well as the shower. High enough that the traffic on the parade has stopped being a sound. Nespresso, a wardrobe you can walk into sideways, and a second basin.

Corner Balcony Room

Two rooms on each of levels four to eight, one at each north corner, with glass on two sides and a balcony deep enough for two chairs and a table. The balcony doors are locked by housekeeping when the forecast says gale, which happens; the view is unaffected.

Windshore Suite

A separate sitting room with a sofa that sleeps a third guest, a dining table for four, and a bedroom with a door you can shut. Two televisions, two bathrooms of which one is a full bathroom, and a kitchenette with a real kettle rather than the other kind.

The Southerly Suite

The Southerly Suite

The whole western half of the top floor, next door to Roseneath and sharing its terrace wall. A hundred and eighty degrees of glass, a freestanding bath set into the corner window, a dining table for six, and a terrace that is genuinely unusable about forty days a year. On the other three hundred and twenty-five it is the reason people come back.

What is in the rate, and what is not

We would rather list the extras here than surprise you with them at the desk on the way out.

House notes

  • Check in / outFrom 3pm; out by 11am. Reception is staffed all twenty-four hours, so a 2am arrival is not a problem, only a phone call.
  • AccessibilityFour rooms — 306, 406, 506 and 606 — are fully accessible with roll-in showers and 900 mm doors. Level entry from the parade, two lifts, and an accessible route to every public room including level two.
  • QuietAsk for a city room on three or four. Also ask if you are a light sleeper and staying on a Friday; there is a bar three doors down the parade.
  • SmokingNowhere indoors, including balconies below level seven. Two sheltered spots on the parade side of the building.
  • CancellationFree to 48 hours before arrival on flexible rates. Advance-purchase rates are non-refundable and say so before you confirm.
  • DepositNone taken by this website. Reservations confirms in writing with a number; a card is held at check-in for incidentals only.
